Kharadar to Defence

People who are regular listeners of Aga Ali Murtaza Zaidi, for them this article might be repetition but the point he highlighted in couple of his speeches is very much considerable and a big issue for Khoja community these days. In continuation of that some clarification and elaboration is stated in this article.


If we go back half century, mostly Khoja community were situated in Bihar colony, Kharadar, Khada Market, Mossa Lane and its surroundings, few families were living in Nazimabad, Korangi and Malir also but Kharadar was considered to be the hub of Khoja community in that era. This was indeed an intelligent decision by our fore fathers that when they migrated after partition, instead of getting scattered and living in isolation, they preferred to live collectively and merged with Sindhi Khojas living in Kharadar town.


With the passage of time and development in Karachi people started relocating from Kharadar and again a very smart decision that they remained on collective approach and get settled in Soldier Bazar, Lines Area, Garden, Guru Mandir and surroundings. We should be very much thankful to Shaheed Hameed Ali Bhojani for his untiring efforts in development of Khoja community on whole and specifically for his projects in Soldier Bazar and surroundings which provided the baseline to Khoja people in making soldier bazaar as a hub of Khoja community.


Third phase was relocation from soldier bazar towards PECHS, Mehfil-e-Murtaza and its surrounding is another Khoja populated area and today we are seeing lot of families moving to DHA.


As there is no authentic data available about division of Khoja families per area we have to make some wild guesses, following graph is a bird’s eye view of khoja families living in different towns of Karachi in my opinion, please note this is just an assumption and it may be incorrect.



With many advantages in collective approach there are few obvious disadvantages which are logical and understandable in all community based areas. Firstly unnecessary rise in property prices, secondly the area becomes very much congested and lastly the houses are getting less spacious. If you compare current solider bazaar with what it was 20 years back, you’ll find huge difference. Series of apartments are being constructed with less open area and small space between two apartments.

On average if today you want to purchase a house in soldier bazaar, a 3 bed room apartment will cost you around PKR 5 million to 8 million. Similarly in PECHS prices will start from 7.5 million onwards. In that price you’ll get a normal apartment but in same price if you move to some other area like Gulshan, Gulistan-e-Juhar or other new areas like Rizvia II etc. you can easily get a 240yards town house with a small garden and open space for parking etc. but it will not suit us because we do not want to live in isolation and specially due to sectarian issues in our city, it is not at all recommended to live in segregations. Also the massive development projects have made the movement in Karachi very easy and the distance are getting shorter day by day.

Solution to this issue proposed by Aga Ali Murtaza Zaidi is to develop a new society for Khoja Community on a large scale basis in some newly developed area. The prices will be low and you can increase your life style also. For example instead of living in congested apartments, in same price or less you can have your own town house with a garden and an open passage with the potential to build 1-3 stories which can be utilized in case of family extension or to generate additional income by renting it.

Now the question is where to start from, in my opinion there can be two models of developing a new society for community. Both are realistic and doable, first one is forming housing authority and they will be responsible for the entire project and second is just to lay the stone and leave the rest on individuals. Let’s look at both approaches.

Khoja Shia Isna Asheri Housing Authority:

A team formed under supervision of Khoja Jamaat or if Jamaat is not interested then a group of investors from Khoja Community can collectively form a team and initiate a housing project on a huge land, there can be commercial and residential plots for Khoja community people in different sections starting from 80yards to 1000yards and similarly commercial plots. This housing authority can work exactly same way other housing projects are working.

Individualist Approach:

For example there is no one interested in first approach, a group of individuals should survey in different areas and identify the vacant land at different locations. All we need is an imambargah and zonal office of KPSIAJ, once the area is allotted for these places, people will themselves purchase lands in surrounding.

We definitely need to look at this issue in more detail as in coming years due to less purchasing power and higher prices in existing community based areas, people will not be able to afford house and unwillingly they will have to move to some mixed areas and concept of collective approach will not extend further.

  1. Both ideas are flawed and show the lack of basic understanding of economics and social understanding.

    People will always live where they can find the best facilities (proximity to imambargah and other community members may be counted as one as well) within their budget.

    As khoja families will prosper, they will like other human beings prefer to live in upper class societies such as DHA etc.

    Moreover, KPSIAJ has been working on such projects on smaller scale keeping in view the demand of such projects. Middle and upper class society members will NOT participate in ill-societies societies by KPSIAJ when they can afford to live in more educated mixed societies closer to better schools and other facilities.

    Yes you may build a society for a certain (lower) class of community members which will be marred by issues that stem from such a class mindset thus once again discouraging "community" participation.

  2. I appreciate you for highlighting a very important issue. I myself is a very good example of this whole issue. I was living in garden west on rental basis and when i wanted to purchase my own home i was not able to find a good house which comes into my range. The houses were very expensive in soldier bazar so i had to move to gulshan-e-iqbal, there i found a super luxury apartment in the price of two bedroom small apartment of soldier bazar.

    The only problem is i have to live in mix community area and i donot have facility to send my children to madressa as the people of solider bazar can do. in ramzan and muharamma i miss soldier bazar very much. if some housing scheme for khojas is started then i will be very happy.

I am also facing the same problem of high price, i am living in nazimabad and wanted to shift in soldier bazar on rent, but rent is so hight like above 10k for 2 bed and a hall and if i get reasonable rent then there is no car parking also the maintenece of buildings is v high like 1500 is normal and where i am living currently has 350 maintenece, so i have to leave away from my parents who are living in soldier bazar.

I disagree with the first comment by Mr. Anonymous, I have very close association with Aga khani community and during a discussion with top management of Agakhani some 10 years back they were also facing similar kind of issues mentioned in this blog. They have existence in certain areas of karachi and eventually they decided the exact same strategy as the author quoted from speech of AMZ. If someone is interested to witness he should visit Al-Azhar society near Safoora Chowrangi, all the facilities are available there and I 100% agree that when in same price you can get spacious apartment and/or house with the facilities of car parking, generator, swimming pool, GYM, sporting center, jogging track etc. then why to prefer a two bedroom small apartment in some low quality building in soldier bazaar. You need to understand that life style also means a lot in our lives. As far as upper class society is concerned if I am able to purchase a 500 yards bungalow in defence am I fool to deny a 1000 yard bungalow in less price and that too among my community people.

    Moreover you need to think out-of-the box as next generation will be needing these facilities and we all are aware that this is not possible in soldier bazaar or pechs. My dear brother societies are build gradually, when 10,000 people will be living in an area all the top class schools and other facility providers will come themselves on our terms and conditions, ask your father about Defence and Clifton or infact PECHS or Soldier Bazar in 1940-1970.

    I am very much supporter of this idea and the approaches mentioned in the article are practical, just we need a group of intellectuals to work on it and we have example in front of us.

  5. I was present in the program of Maulana Ali Murtaza where he spoke on this issue. Just to add in this blog .. the other advantage of having a house on land as compare to live in crowded apartment is in house if you have garden you can grow some vegetables and fruits also who knows about the upcoming crises .. atleast ppl can survive and fulfil their food needs.

  7. Just witnessed 2 examples in last week. Okhai Memon jamat bought 2 big flats project. 1 at before Sofara chowrangi, at Mosamiat Stop, and they are giving it FREE to needy memons. That area becomes a good memon hub, now they have markets, whole sales, where even gulshan plp do visit.

    2nd at Main superhighway, before first bridge. jiwani heights was build by Agha Khan, now Okhai Memom jamat purchased that project (1 flat 7 lac), and again they are giving to needy memons for free.

    I dont know how much they follow the masoomeans A.S, but their current work, welfare have outclass those who called themselves the followers of Masoomean A.S.

    I'm glad to hear about this program which Maulana Ali Murtaza Zaidi Sb. highlighted.

    I'm sure by doing this Most of our Momin bhai will rejoin and avail most facilities...

    Currently I'm living in Soldier Bazar and its so comfortable to join Namaz in Imam-bargah .. Easy to attend any Jashn and Majlis ....!

Jamat made a project Fatimiyah Cooperative Society Soldier Bazar no. 1 few years ago and that single project was full of allegations and disputes and you are talking about altogether a new town on large scale basis, huh .. dream on dear

    I m khoja living in DHA phase 4. I've read all the comments. Here is my story. I migrated to DHA phase 4 in an appartment a year ago when the prices of appartment were very high. I purchased a 2 bedroom, banglow facing appartment on the same price as in soldier bazar. I was living in a non khoja area near islamia college.
    where i wasnt able to offer namaz by jamat nor my kids.
    now i m near yasrab masjid phase 4 so i could reach there easily.
    I agreee that our well to do families e.g Nayani, GheeWala and habib group should comeforward and buy huge plots near sheeme 33 or maymar and sell that plots on very small amount of profit or on instalments. I think approx after 5 years people can start making their houses.

  16. we missed all opportunity, now the prices of land is high, one can find these huge plot near steel town national highway, behind gulshan-e-mayymar, khokarapar. Around safoora it is nearly impossible. one can see between lasbella and teen haati, kda allowed for high stories building. Jamat should buy plots near garden west and btween lasbella and teen haati so they can construct tall buildings for cheaper residence

  18. today its 24-November -2014 , 5 years since this post was last written , may I ask that what progress has been made on the above issue so far , null and void progress , shame , its only becoz that 99% of the Khojas are hypocrates just like Mawyia and Abu Sifyan , unfortunately i am a Khoja my self and belong to this ill and sick community . you will never prosper untill you are a slave in the hands of people like shabbir masimi (super hypocrate) , asgher shahidi , shakir rawjani and similar rascals
